Access Statement for COACH HOUSE DRYBROOK This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors. Introduction Coach House offers good quality accommodation in a peaceful rural location. It is located on a slight hill with a very gradual incline. It is situated about a 10 minute walk from the center of Drybrook village. Originally a stone built barn, the accommodation is on one level, is very spacious, and has been comfortably furnished. The Coach House sleeps up to 2 people and has one bedroom. We look forward to welcoming you. Pre-Arrival For a full map and directions of how to get to the Coach House, please see our website www.marfell.net. The Coach House cannot be reached easily using public transport. The nearest train station is in Gloucester which is 15 miles away and the Coach House is on a limited bus route. The roads in the area surrounding the Coach House are rural and as such have no pavements. Ross-on-Wye has a Shop Mobility scheme. The service is open from 10 am until 4 pm, Monday through to Saturday, and is free to people who need it, although they appreciate donations to help with the running costs. Ross Shop Mobility operates from the Ross Book Swap Shop in Cantilupe Road, Ross-on-Wye HR9 7AN, across from the bus station and a few doors along from the Ross Library. All the large supermarkets offer delivery to the Coach House. Our brochure and this Access Statement are available in larger print on request. Key Collection, Welcome and Car Parking The key can be collected from a key box situated next to the front door of the Coach House. If requested we can meet you at the Coach House to help you familiarise yourself with the property. Parking is available for 2 cars adjacent to the property. The parking area has a gravel surface with a paved walkway leading to the cottage. The walkway to the front door is lit at night by motion sensor lights Entrance to Property The front door is 750mm/29.5ins wide. There are 2 steps down the walkway to the front door and then 2 steps to get in the front door. The entrance is well lit by a motion sensor light The floor covering inside the entrance is tiles. Halls, Stairs, Landings, Passageways There are no stairs in the property and the hall leads into the bathroom or the lounge. The lounge then leads into the bedroom, the kitchen/diner or out through French doors and a step down to the garden. Doorway from the hall into the lounge is 730mm wide Doorway from the hall into the bathroom is 710mm wide Sitting Room/Lounge The sitting room/lounge is situated on the ground floor with level entry from the hallway. The door opening to the lounge is 740mm wide. The room has a sofa and 2 soft chairs with non-feather cushions together with a low coffee table. There is a metal action sofa bed. Furniture can be moved. There is a widescreen digital television with remote control, subtitles, and a DVD player. Lighting is natural daylight and at night there is overhead lighting as well as wall lights around the room. The flooring is short pile fitted carpet. Dining Room There is no separate dining room, but rather a kitchen diner. Kitchen The kitchen is situated on the ground floor with step free, level access from the lounge. The door openings to the kitchen from the lounge is 730mm wide. The door of the oven side opens and the handle is 300mm above the floor. The hob is 910mm above the floor. Worktop and sink are 830mm above the floor. Highest shelf in fridge 630mm and lowest drawer in the fridge is 310mm. A dining Table provided - 655mm from floor to lowest point of table (underspace), there are 4 upright chairs with cushions but no arms. Glasses and crockery can be moved from wall cupboards to lower cupboards, if required, please request this when booking. The bottom of the wall cabinets are 1300mm from the floor, 470mm above the work surface. The kitchen is evenly lit with fluorescent lights on the ceiling. Flooring is vinyl. Bedrooms and Sleeping Areas There is 1 bedroom with a double bed, on the ground floor, with step free level access from the lounge. The door to the bedroom is 710mm wide. There is limited room for movement of Furniture in the bedroom, there is 660mm either side of the bed. A sofa bed for use by a personal assistant/carer or friend/family member is available in the lounge The height of the bed from the top of the mattress to the floor is 580mm. Lighting is natural daylight and at night there is one overhead light. Bedside lamps are also in each room. The bedroom offers good colour contrast between the floor, walls and doors. Flooring is short pile carpet, Bathrooms, Shower-rooms and Toilets There is level access to the bathroom from the hall. Door opening 650mm wide. There is a bath with overhead shower Toilet 400mm high. Wash basin 840mm high. Well lit with overhead lighting and a fluorescent light over mirror. Tiled flooring. Garden We have a paved patio area which can be accessed from the front door by two steps. Metal table & chairs are available on the patio. There is a flat lawn which can be accessed from the lounge by french doors and one step. There is a wooden garden bench at the edge of the lawn. Additional Information Trained assistance dogs are welcome. All areas in the cottage have good colour contrast between the floor, doors and walls. Generally, doors and doorframes are dark wood and walls are light in colour.
