Notes

  • Introduction We aim to provide comfortable, safe accommodation for our guests in our home-based, 2 bedroom bed and breakfast. Pre-Arrival We are situated in a quiet close on the edge of town National train station is ½ mile away and taxis meet trains, or, with prior arrangement, we can pick up at the station or the river for walkers. There is a local bus service which drops off close to the house. Our informative website has photos of each bedroom, the dining room and garden. Arrival & Car Parking Facilities We have 2 designated off road parking places close to the house and on the level. Access from car to front door is level with a mixture of hard and graveled surface. Someone is always available to help with bags. There is automatic lighting from the gate to the front door at night. Main Entrance, Reception & Ticketing Area The step height at the front door is 14cm. There is a small porch area and an inner glass entrance door where there is a 2cm threshold and mat well. During the summer months the outer door is kept open to allow easier access and more light into the hall. The hall is square shaped with a chair and floored with cork tiles and a short pile Persian rug. Registration takes place in the adjoining dining/sitting room. Public Area - Hall, Stairs, Landing, Corridors etc The staircase is 91cm wide, has 14 steps with a half landing al 11. There is a short pile fitted carpet throughout stairs and landing. The landing is 91cm wide, has good natural light by day and lit at electric point level all night with emergency contingency in the event of a power cut. The hall, previously described, is also fitted with emergency lighting at night. Public Areas - Sitting room, lounges, lobbies etc The dining/sitting room area is south facing and has windows on 2 sides. The floor has short pile fitted carpet with 2 small Persian rugs. The dining table is central with adequate access on all sides with leg clearance of 57cm. There is an adjoining area for relaxing or taking afternoon tea with 2 easy chairs with a seat height of 42cm. We have no background music throughout the house. Public WCs There is a downstairs cloakroom accessible from the hall. The toilet is 42cm high and the basin is 78cm. The flooring is cork tiles. Laundry We have facilities to dry wet clothes and walking boots for guests. There is a launderette within walking distance for longer staying guests. Shop There is a One-Stop shop with a cash machine within easy walking distance. Bedrooms & Sleeping Areas We have 2 bedrooms. The double room has a standard double bed - a deep mattress on a traditional metal frame 57cm high, as illustrated on the website. There is access from both sides. The doorway is 73cm wide and there is a short pile fitted carpet. The twin room has 2 single divan beds. 58cm high, with access all round. Doorway 73cm wide and short pile fitted carpet. Smoke alarms are fitted in al bedrooms in the house, in addition to all the public rooms and escape routes. In the event of a fire at night we, the owners, are always present to call the alarm and assist our guests to safety. Each room is provided with a flat screen TV with remote control, a hospitality tray and kettle for hot drinks and a bottle of mineral water. Bathroom, Shower-room & WC [Ensuite or Shared] Both bathrooms are fully tiles and flooring is ceramic tiles. They each have radiator with towel rail attached and are provided with razor points and mirrors. The showers are pumped for extra power. The en-suite shower room is attached to the double room. Available floor space in 2m x 90cm. Shower dimensions are 110cm x 73cm with threshold height of 25cm. Corner basin is 79cm high with separate hot and cold taps and toilet 43cm high. The private bathroom is used by the twin room. Available floor space is 1m x 1.5m. The bath has a shower at one end and has a vertical grab rail for ease of access. The height of the bath side is 57cm. A bath mat is provided for extra grip. The curved-front basin has separate hot and cold taps and is 78cm high and the toilet has a concealed cistern and is 41cm high. Grounds and Gardens The gardens surround the house and there is something of interest to see throughout the year e.g. magnolia in flower in April, wisteria in May, roses in June and nerine lilies in October. There are no steps and benches are placed around the garden for the best views. The surfaces are gravel and slab paths, some crazy paving and lawns. Additional Information We are fitted with smoke and heat alarms throughout the house. They are tested regularly. We, as owners, are readily available to assist in any emergency, night or day. Each bedroom is provided with safety information and other details to help guests make the most of their stay. There is good mobile reception in all area of the house and grounds. Assistance dogs are welcome in all areas.
