Access Statement - Curlews is open all year around including Christmas and New Year and includes accommodation for those guests with either limited mobility or moderate physical disabilities. There are a total number of three beds on the ground floor in adjoining bedrooms together with accommodation on the first and second floors sleeping a further eight. Please note the latter is only accessible by staircase and without a stair lift. In the interests of safety children will only be permitted on the ground floor.
A footpath to the front of the premises extends through the village providing links to one public house within 200m, village shop for provisions is within 1.5kms and public transport at 250m to the nearby towns of Manningtree (5 kms) Harwich (11 kms) and Colchester 26 kms) Mainline train services operate into London from all these towns to Liverpool Street Station
The property is approached by motor vehicle from the highway via a dropped kerb over a tarmacadam pathway onto a blocked paved parking area. There is ample space for passengers to disembark from either side or the rear of a vehicle.
The main entrance into the carpeted hallway (2.00m x 1.50m) of the premises is on the end of the property adjacent to the parking area and through a wide opening doorway over a wheelchair accessible threshold. In addition there is further floor space to accommodation the storage of a wheelchair etc. Switching for lighting is provided for the outside light, hall and sitting room.
Entrance into the rectangular carpet tiled sitting room (4.5m x 3.5m) is immediately opposite the main entrance door. This is again via a wide doorway with all ground floor rooms at the same level. There is a red brick floor to ceiling fireplace with a gas fired ‘look alike’ log burner for those chilly nights although radiator central is also installed with a wall mounted thermostat. Lighting is by wall lights and/or separately switched table lamps. Having a low sill height a large window with pull cord curtains overlooks the highway and arable farmland beyond.
The adjoining kitchen has a vinyl surfaced floor area of approx 5.00 sq. metres and is equipped either side with standard 950mm high work-tops over base units. Each corner unit has a unique shelving system providing total access to the cupboard contents. The stainless sink top is fitted with a monoblock tap with separately lever operated hot and cold ceramic disc taps. Positioned under the window and at the press of a button the sink and surrounding work surface can be electrically powered up and down to suit wheelchair uses or taller guests suffering from back ailments. The larder fridge, microwave and oven (with side hung door) are all mounted in midi-towers for easy access. Adjacent to the oven is an electric four ring ceramic hob with front mounted knobs and an extractor fan unit above. Lighting is by a centre florescent strip light and/or separately switched under cupboard lighting. A roller blind to the window is operated by a cord and a wall mounted communication call system is linked to the proprietor next door for assistance in an emergency.
The main bedroom (4.5m x 4.5m) leading off the kitchen is floored with carpet tiles and furnished with dressing table, mirror and stool, two single beds (one electrically operated) bedside tables, easy chair plus a further electrically operator armchair TV/DVD. There is a double door French casement facing the river estuary outward opening with ceiling to floor pull cord curtains. A wheelchair threshold provides wheelchair access onto the patio. Room lighting is provided by up-lighters and bedside lamps.
An en-suite wet room leads off and is fitted with thermostatic shower, toilet and wheelchair friendly wash-basin. A call-cord, extractor fan and grab rails are also installed. Extensive cupboard space is provided with wheelchair accessible shelving and hanger rails. Lighting to the room and cupboards is provided by down lighters.
A second bedroom/carers room (4.0m x 3.0m) leads off the first with lockable door and is equipped with single bed plus additional guest bed, fitted wardrobe, dressing table, bedside and TV table, TV, up-lighter wall lights and bedside lamp.
The patio area is of block paving furnished with table, chairs and swinging couch.
Written instructions are in rooms detailing evacuation procedures in the event of fire are placed in rooms and will be explained to guests on their arrival. In compliance with current legislation and fire regulations a NO SMOKING policy is operated throughout the premises, however, nominated external areas are allocated for this purpose.
