Access Statement for The Manse Courtyard
Introduction:
Crathie Opportunity Holidays is situated on the banks of the River Dee, halfway between Ballater and Braemar on the A93. It is reached by a narrow lane off the main road and signposted Crathie Opportunity Holidays. The Manse Courtyard comprises four self-catering stone built cottages surrounding a paved courtyard. There is also a Garden Room, Laundry Room and Reception within the courtyard. All areas are paved.
Pre-arrival:
We have an extensive website with diagrams of the cottage layout and pictures of all the rooms.
Enquiries can be made directly via the website or by telephone, letter or fax.
All guests are provided with written directions to The Manse Courtyard (available in different font sizes and dyslexia friendly font).
The nearest bus stop is 150m away at the top of the lane.
The nearest train stations are in Stonehaven and Aberdeen, both 50 miles away.
This Access Statement is available on our website and in the Welcome Pack in the cottage.
Car Parking and Arrival:
You can bring you car into the courtyard for loading/unloading and then remove it to our private car park 30m away.
Please ring the bell on the reception office door (it rings in the main office too) and someone will come and show you round.
Laundry:
The entrance has a sliding door 90cm wide.
There are 2 front loading washing machines (left hinges) and 2 front loading tumble dryers (right hinges) for your use
There is an upright freezer which has a drawer allocated for each cottage.
Ironing boards and irons are kept here.
Garden Room:
The entrance has a set of double doors 110cm wide.
The light switch is situated on the right 82cm high; it is on a sensor and will come on automatically for 10 seconds. You still need to switch it on/off. The sensor works when switching off too.
The switches for the wall heaters height 64 and 74cm are situated at the back of the garden room on the right.
Reception Office:
The reception door opens outwards 88cm wide.
There is a computer with wireless keyboard and wireless mouse for your use.
The desk height is 71cm.
Videos and DVDs are kept here.
Log Cabin:
Situated on the far side of the garden.
There is under-grass matting from the car park to the log cabin.
There is a short ramp to the entrance.
The double doors open outwards 148cm wide.
There is an indoor sand-pit and garden toys stored here

Access Statement for Clunie Cottage
Main Entrance:
Keys and remote control for opening the security gates will be issued on arrival.
The front door opens outwards with the hinge on the right. The width is 80cm and the keyhole is 95cm high.
There is a slight slope from the car park to the entrance; all ground surface is paved.
The front door opens onto the kitchen area. The light switch (103cm high) is on the right hand side of the door.
There is a non slip mat at the entrance.
The Marmoleum flooring and skirting boards are contrasting colours
On the table directly in front is the Cottage Welcome Pack which has all the details about the cottage.
Kitchen:
The work surface is 79cm high and 60 cm deep by the induction hob. Above the hob is an extractor unit and cupboards. There is open access below the hob.
The oven opens from the side (hinges right) to 180Ί, the lowest shelf is 90cm high
Denby crockery is provided in the cupboards above the worktops.
The fridge is under a worktop 92cm high with the ice-box at 78cm high and the highest shelf is 53cm.
The sink is 79cm high and there is open access below it.
The kitchen is lit by spotlights.
The flooring is Marmoleum.
Dining Area:
The kitchen/dining/living areas are open plan.
The dining table is 120cm long x 74cm wide x 77cm high. The height of the space under the table is 67cm.
There are 6 dining chairs with no arms and seat-pads.
Furniture is moveable
The flooring is Marmoleum.
Living Room:
There is a 3 seater sofa 50cm high and a 2 seater bed settee 45cm high.
A rise and recline armchair can be provided on request at time of booking.
There is also an armchair 43cm high.
There is a TV, DVD/Video player with remote controls. There is also a CD player.
There is a mother and child reading lamp.
There are patio doors into the courtyard 108cm wide.
There is 180cm free space between the 2 sofas opposite each other.
Bedroom 1:

Two single beds are provided one is height-adjustable from 50cm to 106cm high and can raise/lower head and feet.
Non feather duvets and pillows are provided.
Largest transfer space is 145cm to right of adjustable bed.
Bed is moveable if more space is required to one side.
Overhead ceiling hoist, mobile hoist/stand-aid, pressure relief mattress and monkey pole are available on request at booking.
Bedroom 2:
Door width is 78cm.
Double bed provided.
Non feather duvets and pillows are supplied.
Bed is moveable if more space is required to side of bed.
Bathroom:
Door width is 77cm
Clos-o-mat toilet with toilet seat 50cm high.
Grab rail on wall beside toilet and drop down rail on left side of toilet.
A self-propelled or carer propelled shower chair that fits over the toilet can be provided on request at booking.
Overhead ceiling hoist covering shower and toilet is available on request at booking.
Space to left of toilet is 180cm.
Walk-in shower with grab rails and fold-down seat.
